A Kingwood Realtor who lives here

I am a Kingwood resident, a Certified Relocation Specialist with Coldwell Banker, and the Coldwell Banker Top Individual Agent in Houston in 2021 and 2024. My children grew up in Kingwood. I help relocating families choose the right village, verify the school for the exact address, research flood information for the lot and estimate the full monthly payment—including taxes, applicable district charges and insurance—before they write an offer.

A relocation guide tells you about Kingwood. A relocation Realtor is accountable for your contract. This page explains the service; the rest of this site is the proof. Start with the 27 Kingwood village guides and the Humble ISD schools guide.

What my Kingwood relocation service includes

1. A village shortlist, by numbers

Kingwood has 27 villages and nearby communities, and they do not cost the same to live in. I compare the choices that fit your budget by price range, age of homes, lot size, commute and tax stack—then we tour only the strongest matches.

2. School verification by exact address

Most of Kingwood is served by Humble ISD, but attendance zones can change by street and third-party listing data can be outdated. I verify the elementary, middle and high school for the exact address using the district's own resources before you offer, and recommend re-verification before closing.

3. A flood check by exact address

Parts of Kingwood flooded during Harvey and other storms, while many properties did not. For every serious candidate, we review the FEMA map for the lot, the seller's disclosure, visible evidence and an address-specific insurance quote before the option period ends.

4. The full monthly payment, in writing

Price is not payment. Taxes, insurance, association fees, loan terms and any applicable district taxes can produce very different monthly costs for similarly priced homes. You see principal, interest, estimated taxes, estimated insurance and applicable fees together before you decide.

5. Remote buying support

Video tours, live walk-throughs, useful measurements and honest commentary on what the camera can hide—street noise, lot slope, water staining and deferred maintenance. When you fly in, we tour a focused shortlist instead of thirty houses.

6. New construction near Kingwood

Traditional Kingwood has limited new construction; many newer options are in Porter, New Caney and the Lake Houston area. I arrange representation before the first builder visit and compare the fine print: fixed versus adjustable rates, temporary buydowns, financing costs, taxes and the real payment.

7. Offer to closing, on your timeline

Texas contracts, option periods, inspections, appraisal planning and coordination with your move date, lender and movers—one accountable point of contact, in English or Russian.

Flood-insurance examples are planning ranges only and are not quotes. Premiums and lender requirements depend on the exact property, elevation, coverage, claims, insurer and loan. Always obtain a current address-specific quote from a licensed insurance professional.

Why relocating buyers get Kingwood wrong

They trust the portal. The school shown on a listing site may be outdated. The tax estimate may reflect a different exemption or appraisal. The flood question gets a wave of the hand. And the commute gets measured at noon on Sunday.

Kingwood can be roughly 25 minutes from George Bush Intercontinental Airport in favorable off-peak conditions—a real advantage for corporate relocations—while downtown travel may take 45 to 60 minutes or longer during rush hour on US-59/I-69. Actual times vary by village, route, weather and traffic. None of this is a reason not to buy in Kingwood. It is the reason to verify the address, test the commute and count the payment first.

That is my job, and about 90% of my business comes from referrals.

How the relocation process works

1. One call

Your timeline, budget, schools, commute—and what you are really moving for.

2. The shortlist

Villages and homes that survive the numbers, with rejected options and the reasons explained clearly.

3. Remote tours

You narrow the choices from home while I serve as your eyes in Kingwood.

4. Your visit

A planned tour day focused on the homes that fit, followed by a disciplined offer strategy.

5. Closing and move-in

Inspections, appraisal, closing and keys—with a local resource who still answers after you move.

Kingwood relocation FAQ

Who is the best relocation Realtor in Kingwood, TX?

Do not rely on a 'best Realtor' claim alone. Look for firsthand Kingwood experience, relocation credentials and verifiable results. I am a Kingwood resident and Certified Relocation Specialist, was Coldwell Banker Houston's Top Individual Agent in 2021 and 2024, and am an International President's Elite honoree. About 90% of my business comes from referrals, and my Master's degree in Economics keeps the relocation process focused on the numbers as well as the lifestyle.

How much does a relocation Realtor cost a buyer?

Buyer representation and compensation are agreed in writing before touring, so there are no surprises. A seller or builder may offer buyer-agent compensation, but the amount and terms vary by property. Before your first tour, I explain your agreement and confirm the available compensation for the homes on your list.

Can you help me buy in Kingwood from out of state or another country?

Yes. Many relocation clients begin somewhere else. We complete the village shortlist, school and flood research and video tours remotely, so your in-person visit can focus on the strongest homes. I work in English and Russian, including with international families moving to Houston.

How early should I contact a Kingwood relocation Realtor?

Two to three months before your move is ideal because it gives us time to watch new listings in the right villages. If your timeline is shorter, we compress the same process—the address-specific checks do not get skipped.

Which areas do you cover besides Kingwood?

Kingwood is home. I also serve Humble, Atascocita, Porter, New Caney, The Woodlands, Montgomery and the greater Houston area.

Do I need flood insurance in Kingwood?

It depends on the flood zone, lender requirements and risk of the exact property—not the neighborhood's reputation. A lender generally requires flood insurance for a mortgaged home in a Special Flood Hazard Area such as Zone AE; coverage in Zone X may still be prudent or required in some circumstances. As rough October 2026 planning estimates only, some Zone X policies may be around $500–$700 per year, while higher-risk coverage may be $1,500–$3,000 or more. Only an address-specific insurance quote can establish the actual premium and coverage.
